The Warrington Borough Council recently announced that they are confident in the ability of the transport network to handle the additional demand that will come with the construction of 4,200 new homes in south Warrington. The land in this area was previously part of the green belt but has now been designated for residential development.

These new homes are part of the council’s Local Plan, which aims to deliver a total of 14,688 new homes between 2021-22 and 2038-39. The development will include a mix of housing types, with 30% designated as affordable homes. The goal is to have at least 2,400 homes completed by March 2039.

In addition to the new homes, the council has plans for a range of supporting infrastructure to be built in the area. This includes new schools, a leisure facility, health facilities, shops, community spaces, and more. The council has stated that they are confident that all necessary infrastructure will be put in place in a timely manner to support the new community.

Homes England, the principal landowner in the area, is currently working on a development framework that will outline the details of the infrastructure required for the project. This includes plans for new highways, walking and cycling routes, and public transport improvements. The aim is to enhance connections within the area and to the wider transport network, including major roadways like the A49, A50, M56, and M6.

The council has also highlighted the importance of delivering housing in a phased approach to ensure that infrastructure can support the new developments. They have already made progress towards their housing target, with 684 homes completed in 2021-22 and 1,472 in 2022-23.

Overall, the council is optimistic about the future of the south Warrington urban extension and believes that the necessary infrastructure and transport improvements will be in place to support the growing community. The development framework being created by Homes England will play a crucial role in guiding the project to completion.
